SECURITY BONDS

  • By law, your security deposit (commonly called "bond") is held by the Rental Deposit Authority (RDA)  www.consumer.tas.gov.au/renting/mybond-lookup 
  • When you and any housemates signed your lease, you would have also signed a bond lodgement form.  When your lease ends all tenants who signed that lodgement form will also need to sign a bond claim form, so if any of your housemates intend to leave the property before your lease expires, make sure you talk to us first so we can get a  bond transfer form completed.  If this is not done there could be major delays before your bond is returned to you at the end of your lease. 
  • When your lease ends we will ask you to sign a bond claim form, leaving the bond amount to be refunded left blank.  Once all keys are returned, carpets have been cleaned and a final inspection has been carried out, we will submit the bond claim form to the RDA detailing any money we need to withhold (to cover cleaning, gardening, replacements, repairs, unpaid rent and any other costs you are responsible for) and the amount payable to you.
  •  If all is well when you leave, your bond will be returned to you by the RDA usually within 2-3 days.  If you think we've made a mistake when working out the amount of the bond we need to withold to cover costs you are responsible for, we will be  happy to discuss this with you, Iif we cannot agree, the RDA has a formal dispute resolution process to help work it out.
