Paying Rent
How To Pay
Rent must always be paid in advance and on the day it is due. It is our standard practice to deduct rent via a direct debit system. There is no charge for this service, but if funds are unavailable your bank may charge a fee.
It is the tenants legal responsibility to pay rent as agreed – any variations can result in eviction and may affect your ability to rent in the future, as well as being recorded on your credit history. Please keep track of when your rent is due – this is your responsibility. If you do need to alter the date for a direct debit please email [email protected] at least 48 hours before it is to be debited. Permanent changes will need confirmation in writing
Late Rental Payments
If you are having difficulty in paying your rent please contact us to discuss the problem before your rent is due. This is really important. We can usually work out a solution if we know beforehand, but if you miss rent payments without talking to us it can result in eviction.
Security Bonds

- By law, your security deposit (commonly called “bond”) is held by the Rental Deposit Authority (RDA) www.consumer.tas.gov.au/renting/mybond-lookup
- When you sign your lease, you will also need to sign a bond lodgement form. When your lease ends all tenants who signed that lodgement form will also need to sign a bond claim form, so if any of your housemates intend to leave the property before your lease expires, make sure you talk to us first so we can get a bond transfer form completed. If this is not done there could be major delays before your bond is returned to you at the end of your lease.
- When your lease ends ,once all keys are returned, carpets have been cleaned and a final inspection has been carried out, we will send you a bond claim form detailing any claim we wish to make to cover cleaning, gardening, replacements, repairs, unpaid rent and any other costs you are responsible for and the amount payable to you.
- If all is well when you leave, your bond will be returned to you by the RDA usually within 2-3 days.

Regular Inspections
Property Inspections
An initial inspection of your home will be carried out in the first six to eight weeks of your tenancy and then once every four months. You will be notified via email at least 7 days prior to an inspection. You are not required to be at home for the inspection unless you wish to be. Please leave a note in a prominent position with anything you wish to bring to your property managers attention or email them prior to the inspection with any issues you may have. Your property manager will leave a card in the property, to advise you of their inspection. We expect that your home, inside and out will be well maintained and presented in a clean and tidy manner. If the property manager has any issues with the routine inspection, you will be advised to this effect and if deemed necessary, another inspection will be undertaken.
Condition Report
Two copies of a comprehensive Property Condition Report will be provided when the keys are handed over to the property. You will be required to check the report thoroughly, making any amendments you feel are necessary prior to signing and dating one copy to be returned to CPPM within 2 (two) working days. Should we not receive your signed copy within the allotted time, the original copy held in our office, will be the one used as a reference when undertaking the final inspection and to determine your bond refund at the termination of the lease.
